Property Guardians are working professionals, who are looking for short term or temporary accommodation. They occupy vacant buildings on a temporary basis by way of a licence and provide an on-site presence to look after the building whilst it is empty.

Having guardians in an empty property acts as a deterrent against metal theft, anti-social behaviour, asset stripping and squatting, and keeps the property in a ‘working’ condition reducing deterioration and saving the property owner money.

Guardians can be placed in a variety of properties from pubs to care homes, Churches to schools and typically many of the properties have previously been used for residential accommodation.

Property Guardians must be over 21 years of age, in employment, able to provide references, and due to the temporary nature of the scheme, have the ability to relocate at short notice.

Whilst acting as a property guardian the individuals live in the property under a licence agreement which does not create a tenancy agreement. Property guardians have to follow pre-agreed terms and conditions of the licence.

The scheme is ideal for those looking for a short term let and do not want to commit to a longer term tenancy. In addition, the cost of the licence is more cost effective than traditional lets.
